Property tax line on your retail centers — 15 min research question

Quick question from a founder doing research — not a pitch. You handle leasing and landlord rep across a Southeast retail center portfolio, which means you watch the tax line hit NOI on exactly the properties I'm researching: the $1–8M centers that institutional appeal firms ignore.
What I'm testing: would a contingency appeal service (owner pays only a percentage of tax savings actually won) earn referrals from people like you — and do the owners you work with even know how often they're over-assessed? Georgia's 2026 windows are open right now (Cobb until ~July 21, DeKalb ~July 14).
From county data, buildings assessed 25%+ above comparable properties in their own assessor neighborhood are common, and the owners have almost never appealed.
