one thought on {{address}} ({{dom}} days on zillow)
Hi {{first_name}},
Saw {{address}} has been on Zillow {{dom}} days. Similar thing happened to me last year in Long Beach.
After 4+ months of vacancies across my units last year, I cracked it in 45 days without suggested reductions in rent or credit requirements. One of the key bottlenecks was roughly a third of qualified inquiries land after-hours and weekends, when most PM offices are closed.
I cofounded Castellan AI to fix that gap. We pick up every Zillow inquiry, text, call, and email within 2 minutes, around the clock, and book showings on the spot. We now run across thousands of units in LB.
From one owner to another, I can share what else I've found that could help close your {{vacancy_word}}. You can use it directly with {{pm_name}}, or I can draft a forwardable intro for {{pmc_principal}} if you'd rather hand it off.

Re: your {{address}} listing
Hi {{first_name}},
Quick bump on this. Two structural ways to solve the after-hours coverage gap: grow the leasing team, or deploy AI to handle inquiries around the clock. Most PMs aren't doing either, which is why this problem persists across LB. Worth a direct question to {{pm_name}}: what specifically happens to a Zillow inquiry that lands at 8pm on a Saturday?

Re: your {{address}} listing
Hi {{first_name}},
Following up with one specific data point on the after-hours pattern I mentioned. Zillow's own research says inquiries answered in 1-2 minutes are 40% more likely to convert than next-day responses. So a meaningful share of the leads on a stale listing are quietly lost in the coverage gap, before pricing or photos ever come into it.
If this matches what you're seeing on {{address}}, I'm around to dig in further.

Re: your {{address}} listing
Hi {{first_name}},
Last one from me. If your situation changes, you know where to find me. Otherwise wishing you fast fills.
If you'd ever want a forwardable intro for {{pmc_principal}} at {{pm_name}} with my context, I can draft and send. You forward, I take the conversation from there.
