Hi {{first_name}}, Saw {{address}} has been on Zillow {{dom}} days. Similar thing happened to me last year in Long Beach. After 4+ months of vacancies across my units last year, I cracked it in 45 days without suggested reductions in rent or credit requirements. One of the key bottlenecks was roughly a third of qualified inquiries land after-hours and weekends, when most PM offices are closed. I cofounded Castellan AI to fix that gap. We pick up every Zillow inquiry, text, call, and email within 2 minutes, around the clock, and book showings on the spot. We now run across thousands of units in LB. From one owner to another, I can share what else I've found that could help close your {{vacancy_word}}. You can use it directly with {{pm_name}}, or I can draft a forwardable intro for {{pmc_principal}} if you'd rather hand it off. Stephen

Hey Steve: Thanks for your email. I guess you don’t know much about the retro row area of Long Beach. We are currently upgrading the unit and have over 20 applications. This might work in places like Austin, Dallas parts of the southwest, maybe areas in central California. We believe in owning in high demand areas, coastal areas of So. Re: one thought on 1844 E 5th St APT 4 (7 days on zillow)
Hey Kris, Glad to hear your units are getting a ton of demand. Appreciate the feedback. Guess the data I had didn't reflect that the units were being remodeled. Are you working with Palazzo? Doesn't seem like they take inquiry calls after their office closes at 4 p.m or most of the weekends. I just tried calling for one of their listings. And no one responds to Zillow messages immediately either. If you're curious about what we do, you can try calling our live number to book real showings 24/7 in Long Beach: 562-685-9575. We respond to Zillow inquiries 24/7 as well. Not being able to respond to people hunting for apartments after 4pm or on weekends feels like a big gap to me in their operations. This is why I was seeking an intro to your property manager company's owner. Best, Stephen On Wed, May 6, 2026 at 9:56 AM Kris Lynds <klynds51191@yahoo.com> wrote: > Hey Steve: Thanks for your email. Re: one thought on 1844 E 5th St APT 4 (7 days on zillow)
Kristoffer, you’re right that high vacancy rate isn’t the problem. The challenge in Long Beach is capturing high volume inquiries happening after work and on weekends while the lead is hot. That’s why we are covering 1000+ units in LB. I’m based in San Francisco but visit Southern California frequently since our clients are there. Also owned an apartment + ADU development in South Wrigley. Have you had a chance to try the phone number? 562-685-9575 If the gap in leasing coverage sounds important to explore a fix, would you be open to providing an intro to the owners of Palazzo (Wade or Rob?) and I can take it from there? I can draft a short blurb if that’s helpful. -Stephen On Wed, May 6, 2026 at 10:36 PM Kristoffer Lynds <klynds51191@yahoo.com> wrote: > I agree we need to respond after 4:00 PM just not sure a marketplace that > has a vacancy rate in the 3-7% range is where you want to test your > product.
