one thought on {{address}} ({{dom}} days on zillow)
Hi {{first_name}}, Saw {{address}} has been on Zillow {{dom}} days. Similar thing happened to me last year in Long Beach. After 4+ months of vacancies across my units last year, I cracked it in 45 days without suggested reductions in rent or credit requirements. One of the key bottlenecks was roughly a third of qualified inquiries land after-hours and weekends, when most PM offices are closed. I cofounded Castellan AI to fix that gap. We pick up every Zillow inquiry, text, call, and email within 2 minutes, around the clock, and book showings on the spot. We now run across thousands of units in LB. From one owner to another, I can share what else I've found that could help close your {{vacancy_word}}. You can use it directly with {{pm_name}}, or I can draft a forwardable intro for {{pmc_principal}} if you'd rather hand it off. Stephen

Here's an example email you can send to the owner if this is helpful. Thanks Paul! -- Hi <PMA's owner>, I tried out Castellan's AI tool and wanted to see if we can put it to use on 527 E 1st St #304 since it has been on Zillow a while. Their AI picks up every Zillow, email, text, and voice inbound within 2 minutes, around the clock. Books showings on the spot, runs follow-ups across channels. They're going live across thousands of units in LB right now. Line to try on real units is 562-685-9575 if you want to test it first. We charge the property management company and not the property owners. Pricing depends on the amount of expected usage and how many properties we’re covering! I’d say about $2/unit. Re: one thought on 527 E 1st St APT 304 (48 days on zillow)
Sorry for the confusion. Are you free to jump on a call to discuss Thursday or Friday afternoon? Just text me some times you are free 916-690-0545. Property management companies already pay thousands a month for other technology tools (many of which are decades old) and they pay for virtual assistants and employees. These aren’t billed directly as an expense (unlike maintenance work orders) to property owners. Our tool is essentially an AI coworker and will help management companies grow their business while reducing their costs. So if a management companies manages 1k doors, we cost about $2/door or $2k/month. Now if for some reason we want to run a pilot only on your units, I’m sure we can work something out for a smaller $ amt. I recommend we talk together with the management company. -Stephen On Tue, May 5, 2026 at 11:03 PM Paul Ling <paulling@sbcglobal.net> wrote: > I don't understand your pricing. Also understand that some companies pass technology costs onto the owners. It would be $2/unit/month signed for a one year term. Hopefully that is clear now. Re: one thought on 527 E 1st St APT 304 (48 days on zillow)
What price would be fair to you? If pricing is the issue, I'm sure we can land on something compelling. We can also offer cancellation with 30 day notice. We would offer today: - 24/7 phone response and scheduling - 24/7 Zillow responses - Ability to handle complex situations like Section 8, emotional support animals, etc - Open house and geographically batched scheduling for distributed showing agents driving across town - Follow-ups to confirm showings - If a unit is rented out, ability to follow-up with warm leads and cross-sell other units Also included and coming up: - Maintenance troubleshooting (diagnose problem w/ tenant before paying plumber $200 to check out the situation) - Maintenance work coordination -Stephen On Wed, May 6, 2026 at 4:47 PM Paul Ling <paulling@sbcglobal.net> wrote: > Thanks. Re: one thought on 527 E 1st St APT 304 (48 days on zillow)
Paul, last message from me in case you don’t reply. Do you have 10 minutes to chat about this? 916-690-0545. Entrepreneurship is very hard and your feedback would be helpful to me. I’m not a salesman by trade. For leasing only we are doing $1/unit. I accidentally included the maintenance product in as well which I haven’t walked you through. Sincerely sorry about that. The other key piece to note here is this isn’t a traditional technology expense. Our product reduces the amount of headcount needed for property managers to scale their business. So costs will actually go down not up. Real life example from one Long Beach client: 800 unit property portfolio has a leasing coordinator ($50k) and front desk team of two ($70k). They don’t cover after hours or weekends either. They’ve now signed up with us 800 units x $1/unit Castellan product = $800/month or $9600/yr. 24/7 near instant coverage on all leasing, scheduling, coordination of showings, and cross-selling. $120k vs $9.6k. That’s the math. Best, Stephen On Wed, May 6, 2026 at 4:53 PM Stephen Fong <stephen@castellan.so> wrote: > What price would be fair to you?
