Cobb assessments just mailed — do they reprice your deals?

Quick question from a founder doing research — not a pitch. Cobb's 2026 assessment notices went out June 6 (appeal deadline ~July 21), and you work exactly the property tier I'm researching: small office and industrial in Cobb and north Fulton, sub-$10M deals.
When an assessment is clearly too high on a property you're selling or leasing, does it ever kill or reprice the deal — and who fixes it today? I'm researching whether a contingency appeal service (owner pays only a percentage of savings won) makes sense for this tier, where the institutional firms won't go and most owners never appeal.
From county data, buildings assessed 25%+ above comparable properties in their own assessor neighborhood are common, and the owners have almost never appealed.
